· Secure tenant, Check credit report, Run criminal background check, as well as any judgments or evictions.
· Collect rents as well as the security deposits per lease agreements.
· All Client Funds received by Agent shall be deposited in a bank in a special account maintained by Agent (”Client Trust Account”). All such deposits shall be made and accounted for in the manner specified in any regulations adopted for that purpose by the Oregon Real Estate Agency.
· Provide you with a monthly accounting of all funds in the form of a monthly statement showing income as well as expenses for the month.
· Renew leases and or approve new tenants with your approval.
· Respond to tenants needs including emergencies as provided for in our agreement.
· Perform inspections to ensure your property is being cared for in the proper manner.
Contract maintenance person to make necessary repairs on property.
